Landlord & Tenant Board Services​​

We provide legal guidance and representation for landlords, tenants, and housing co-operatives involved in residential tenancy matters across Ontario.

Special Note: As of October 1, 2025, the Landlord and Tenant Board’s monetary limit will increase to $50,000.

For Landlords

        We assist landlords in navigating complex tenancy laws, resolving disputes, and filing applications with the LTB:

  • Eviction for Rent Arrears or Damage
    Prepare and serve N4 (non-payment of rent) or N5 (property damage or interference) notices. Represent landlords at LTB hearings.
  • Bad Faith or Personal Use Evictions
    Help with N12 (landlord or family use) or N13 (renovation or demolition) notices. Respond to tenant challenges and represent you in disputes.

  • Tenant Harassment or Interference
    Support with N6 or N7 applications for serious issues like illegal activity, threats, or ongoing disruption.

  • Illegal Activity on Property
    Assist with notices and applications related to drug use, violence, or other criminal conduct.

  • LTB Application Preparation
    Full support filing L1, L2, and related applications — from evidence gathering to preparing for hearings.

For Tenants

        We help tenants protect their rights and respond to landlord actions that may be illegal or unfair:

  • Maintenance & Repairs
    File T6 applications when landlords fail to maintain safe, clean, or properly repaired units.

  • Wrongful Evictions or Bad Faith Claims
    Challenge improper N12 or N13 notices and defend against forced moves or retaliatory evictions.

  • Privacy Violations or Harassment
    Use T2 applications to report illegal entry, threats, or harassment by a landlord or their agent.

  • Illegal Rent Increases or Withheld Services
    Advocate against rent hikes above guideline, utility shut-offs, or withdrawal of essential services.

  • Support for Care & Retirement Homes
    Specialized services for tenants in care homes, including accessibility, neglect, and eviction protections.

For Co-Operative Housing Corporations

        We assist co-ops in managing member tenancies while complying with LTB rules:

  • Eviction for Rent Arrears (Housing Charges) or Damage
    Serve and act on N4C, N5C, or N7C notices tailored to co-op tenancies.

  • Illegal Activity on Property
    Respond to complaints and file LTB applications for serious lease or conduct violations.

  • LTB Application Preparation
    Draft, file, and prepare evidence for co-op applications. We support your board through the full hearing process.
